Desafios da gestão de obras em projetos executivos de grande porte em empreendimento comercial na RMR

Abstract

Civil construction is a complex activity due to its dynamic nature, requiring efficient management to guarantee the durability of buildings over the years. In the case of shopping centers, the constant change in the variety of stores directly impacts planning and deadline management, making the enterprise a "living organism" in constant adaptation. The objective of this work was to analyze the main problems in implementing executive projects in stores at Shopping Riomar, located in the metropolitan region of Recife. To this end, the study carried out a theoretical and bibliographical analysis on the management of works and shopping centers, using data from scientific publications, technical standards and the technical notebook of Shopping Riomar. Among the standards consulted to ensure projects' compliance with current regulations and the guidelines contained in Riomar's technical notebook, NBR 8160, 5410, 8800, 9575 and 10897 stand out. Additionally, a questionnaire was administered to supervisors and the committee mall technician to identify the main challenges in executing projects. The analysis of renovations carried out in five different types of stores revealed that the most frequent problems are related to the lack of planning and incompatibilities between architectural and installation projects with the shopping mall's instructions.
